The growth of climate controlled self storage and environmentally controlled warehousing has increased dramatically over the last decade. Demanding and educated clients seek state of the art, top of the line protection for their possessions.  To meet these demands, new facilities are incorporating climate control at the blue print phase and older facilities are being converted to incorporate some sort of environmental protection. Many times, in both cases an unfortunate assumption is made that HVAC is all that is needed to protect customer goods and create a market differentiation and competitive advantage in the marketplace.  HVAC only handles one half of the CLIMATE equation effectively.

To have real climate control you must control both Temperature and Humidity. HVAC systems are an effective primary controller of Temperature, but only under certain conditions will as a secondary byproduct reduce relative humidity, but HVAC for humidity control is not reliable, inefficient and costly.

ESSĀ® Temperature Control Is Better:

  • To accurately control climate, you must also control humidity. Most "Temperature Controlled" self-storage sites are only controlling temperature by utilizing typical heating & air conditioning equipment and therefore only marginally affecting the humidity conditions at their site.
  • Typical refrigerant type air conditioners cannot dry the atmosphere to below 60% humidity during peak ambient conditions.
  • Mold and mildew begin to grow at 60% humidity. As the humidity rises, growth rates increase exponentially.
  • Air conditioning systems do not operate during the evening and morning hours when it is cooler and when the humidity is the highest. Although the humidity may have been 30% or lower during the heat of the day, it could rise well into the 70-80% range during cooler nights when the climate control system runs less often. In winter, the portion of the HVAC system that condenses moisture out of the air doesn't run at all.
  • By cooling drier air, the air conditioning system does not work as hard. It can concentrate on lowering the sensible load (temperature) and not the latent load (moisture). The system will not run as long, increasing its life and reducing the monthly electricity bill.
  • By maintaining 50% humidity, the inside temperature can be raised and provide the same comfort level for customers as before. 80°F at 50% humidity feels as good as 72°F at 65-70% humidity.

Why Even Bother With Climate Control?:

Uncontrolled humidity and to some degree temperature can wreak havoc on your customer's belongings.  Mold, Mildew, Corrosion and even pest infestations occur under humid conditions.  You can get the temperature (HVAC) down to 65 degrees and still have all the mold problems, mildew problems, corrosion issues and pest infestations, but drive the humidity below 40 or 50% and you can arrest them all.  For occupied and manned spaces, temperature is important, but a box of clothes could care less if it is 80 degrees or 50 degrees.  However, that same box of clothes would be ruined if RH remained above 60% over time.
